What is NOT Included in a Home Inspection? What do we NOT look at or evaluate in your inspection?
Your home inspector won’t test every lightbulb, open the walls to examine electrical work, or dig into your underground septic system. Home inspectors are overall evaluators — not licensed electricians, plumbers, or HVAC technicians. Their primary role is to search for structural issues, mechanical defects, health and safety concerns.
A big issue during a home inspection is inaccessibility. If an area is covered or blocked, we cannot properly inspect it. We do not inspect swimming pools, saunas, or hot tubs but you can contact a reputable pool company for these. Other items not covered during an inspection include sprinkler systems, chimneys, gas fireplaces, well water systems, garage doors, etc. Any issues involving pests or rodents should be addressed with a pest control company.
Asbestos testing and lead paint testing are not included in a home inspection. Our inspectors can perform Air Quality tests or Lead-based paint testing if specified before the scheduled inspection for an additional charge. We encourage our clients to reach out before their inspection to review any specific concerns they may have. That allows us to review what it is covered under your inspection or if it can be added for an additional charge.
You can rest assured that while the list of things not covered seems great, we do inspect the following items: active moisture, making sure systems are running during the inspection, plumbing, foundation, windows, roof, electrical wiring, and so on. You will not regret getting a home inspection.
